Building a New Home
Building a new home is a partnership between the Homeowner and the Builder. We both have expectations and responsibilities that must be met to successfully complete your home. The following steps have been outlined to represent the typical process of building a home with Roersma and Wurn. We hope that this will aid in clarifying the new home building process.
Step 1: Qualification
Contact a Roersma and Wurn New Home Representative and determine what Roersma and Wurn neighborhood you are interested in building in. Then determine a preferred spending range for your lot and home. Your New Home Representative will help you find a plan that meets your specific needs and refer you to a loan officer if desired.
Step 2: Lot Deposits
A $2,000 deposit will hold your desired lot for 60 days. This will give you time to select options, and for us to draw plans, and calculate final pricing. After 60 days if no contract is signed the deposit is forfeited and the lot is returned to available status.
Step 3: Preliminary Planning
Once a deposit has been received and a plan has been selected, your New Home Representative will fill out a Design Request Form and submit to start a preliminary plan.
You may be working with a Standard or Custom plan.
A “Standard” plan is:
- An accepted standard design from our list of homes.
- Options are confined to that which can be filled out on an upgrade form.
- A preliminary plan is generally not necessary
Note: If a preliminary plan is desired, a non-refundable deposit is required.
A “Custom” plan is:
- A design from our list of homes that will require design modifications beyond standard options or upgrades.
- An all new custom design not based on a Roersma and Wurn standard.

- A meeting may be scheduled with you, our designer, and your New Home Representative to review your needs, wants, and desires, and start the plans.
Step 4: Final Plan Release
- Once your New Home Representative establishes that you are ready for final plans, the preliminary plan and proposal must be signed off by you.
- While the final package is being prepared, you will be placed on our “Start Schedule”.
- Your New Home Representative will communicate with the Construction manager and yourself to establish a mutual time for the “sign up”.
Step 5: Review Process
Completed plans, specs, cabinet layout, proposal, lot assessment form, and contract are reviewed internally by no less than three separate people to insure that errors or omissions are caught prior to starting construction. A copy is forwarded to your New Home Representative and you to review.
Step 6: Construction Sign-Up
- Your New Home Representative will review your contract, insurance notice and agreement, and affiliated business disclosure.
- The Construction Manager will review plans and specs.
- You will be introduced to a Selections Representative, who will explain the selections process, and set up an appointment to insure that selections are made within 45 days of sign up.
Step 7: Selections
- All selections are to be made within 45 days of sign up. If this is not completed the completion date will be affected.
- Standard cabinets are to be selected within 30 days of sign up. Custom cabinets are to be completed within 45 days of sign up.
Step 8: Construction Process
- Lot is staked out to be reviewed by your Construction Manager.
- Your Construction Manager will meet with you for a status review and an electronic walk through.
Step 9: Final Walk Through
- You will meet with your Construction Manager for a final walk through.
Step 10: Service and Warranty
Service work on a new home is separated into two categories:
Home showing and service request(s).
- HOME SHOWING — Your construction manager will schedule an appointment to meet at your new home for an inspection. During this time, you and the construction manager may complete a “punch-list” of service items that need to be addressed. These items are generally taken care of within the first thirty days of occupancy.
- 1st QUARTER SERVICE REQUEST — During your first three months (90 days) of occupancy, we ask that you keep a record of any minor issues that may arise. At the end of this period, please complete a “Request for Service” form (enclosed) and fax or mail the form to Roersma & Wurn Builders. We will arrange to have the work scheduled in accordance with our warranty policy. Again, we ask that all service requests be forwarded directly to our office on the form provided so they can be handled in a timely manner.
- YEAR END SERVICE REQUEST — As your home “settles” during the first twelve months; please keep a record of any minor issues that may arise. At the end of this period, simply fill out a “Request for Service” form and submit it following the same procedures as stated above.
